The Situation
Options Medical Weight Loss needed to transform an existing commercial interior into a complete outpatient clinic in Charlotte, North Carolina. The Charlotte medical clinic renovation required more than a standard tenant build-out: the clinical layout, patient experience, finishes, building systems, accessibility features, and technology provisions all had to align with the client’s operating model and brand standards.
JBrennon was selected for design-build delivery, providing one point of accountability from architectural programming and engineering coordination through permitting, construction, and turnover. Once permits were issued, the completed clinic needed to be delivered within a compressed field-construction window.
The Challenge
The project began with a client-provided sketch and brand requirements rather than completed construction documents. JBrennon had to convert that initial concept into coordinated architectural, mechanical, electrical, plumbing, and fire-protection plans that could be permitted and constructed without losing momentum between design and field execution.
The clinical environment introduced several specialized requirements. Interior partitions needed sound-attenuation insulation to improve privacy between patient, provider, and administrative spaces. Reception and medical-provider areas required custom solid-surface millwork. Restrooms, accessories, hardware, and signage had to meet ADA accessibility requirements.
The existing HVAC distribution system also had to be removed and rebuilt around the new floor plan while retaining the building’s existing rooftop units. Underground plumbing required saw-cutting and trenching through the existing concrete slab. At the same time, electrical power, data, audio/visual systems, and medical-equipment connections had to be coordinated with owner-provided technology and equipment.
How We Worked
JBrennon began with architectural programming, schematic planning, design development, and material selection. Permit-ready documents integrated the client’s clinical workflow and brand standards with the requirements of the existing building. Mechanical, electrical, and plumbing layouts were coordinated during design so construction could proceed immediately after permit approval.
Construction began with complete interior demolition, including existing partition walls, ceiling tile and grid, flooring, fixtures, and the previous HVAC distribution system. Reusable doors were salvaged where requested. Crews then saw-cut and removed portions of the concrete slab to install new underground plumbing before backfilling and restoring the floor.
New metal-stud partitions were framed and braced throughout the clinic. Blocking was installed for cabinetry, shelving, accessories, equipment, and wall-mounted fixtures. Sound-attenuation insulation was incorporated into the clinical partitions before gypsum board installation and finishing. The completed layout included patient rooms, provider areas, administrative offices, reception, restrooms, pantry and breakroom spaces, and supporting circulation areas.
The finish package included painted gypsum board walls, ceramic tile at the reception and restroom areas, luxury vinyl tile flooring, rubber base, and acoustical ceiling systems. New doors and hardware included a pocket door and upgraded security hardware. Custom solid-surface millwork was fabricated and installed at reception and in the medical-provider area, while the pantry and breakroom received built-in shelving and laminate countertops.
Mechanical improvements included a completely new ductwork distribution system, diffusers, and grilles connected to the existing rooftop equipment. Electrical work included LED lighting, exit signage, receptacles, equipment power, and provisions for televisions, speakers, data, and other low-voltage systems.
Plumbing work included underground tie-ins, new water distribution, restroom fixtures, a water heater, breakroom sink, mop sink, and recessed water cooler. The fire-suppression system was relocated and extended around the new room configuration, and fire-alarm components were added for the completed clinic layout.
JBrennon coordinated the construction trades with the client’s technology and medical-equipment vendors so power, data, blocking, and equipment locations were prepared before final installation.
The Outcome
JBrennon delivered a fully built-out, turnover-ready medical clinic with the clinical spaces, custom interiors, accessibility features, and building systems needed for operation. Field execution progressed from mobilization on July 8 through demobilization on September 19—just over ten weeks.
