Augusta Ground-Up Local 150 Metal Building Construction for a Skilled Trades Training Center

Location: Augusta, Georgia
Industry: Commercial & Corporate Facilities
Service: Ground-Up & New Construction
The Situation
Local 150 needed a purpose-built training center in Augusta, Georgia that could support both classroom instruction and hands-on trade training. The completed program included three classrooms, an open shop and training bay, men’s and women’s restrooms, a lobby, a break room, and the infrastructure and site improvements needed to place the entire facility into operation.
JBrennon coordinated the project from site preparation and underground utilities through pre-engineered metal building erection, interior construction, building systems, and finished sitework.
The Challenge
The project required civil, structural, architectural, and MEP work to advance in a tightly coordinated sequence. Existing paving and concrete within the project limits first had to be removed. The site was then cleared, graded, and proof-rolled before sanitary sewer, domestic water, storm drainage, and roof-drain systems could be installed below grade.
Foundation construction also had to be coordinated precisely with the pre-engineered metal building. Anchor-bolt locations, cast-in-place footings, concrete piers, and the slab-on-grade had to align with the building manufacturer’s structural requirements before steel erection could begin.
Several requirements changed or expanded during construction. These included additional concrete piers, revised insulation, added sound attenuation, electrical upgrades, additional paving, and expanded sod installation. JBrennon incorporated these changes into the ongoing trade sequence while maintaining coordination between the building structure, enclosure, interiors, utilities, and site improvements.
How We Worked
JBrennon began with erosion and sediment controls, survey and layout, utility verification, clearing, grading, and preparation of the building and pavement subgrades. Underground sanitary, domestic water, stormwater, and roof-drain systems were installed before construction of the foundations, piers, turn-down conditions, and reinforced slab-on-grade. Site concrete included sidewalks, curbs, aprons, and ADA-compliant ramps and transitions.
The pre-engineered metal building was coordinated from anchor-bolt verification through erection of the primary and secondary framing. Roof and wall panels, insulation, trim, gutters, downspouts, canopies, flashing, and waterproofing created a complete weather-tight enclosure. Storefront glazing, entrance doors, overhead doors, frames, hardware, and exterior accessories completed the building shell.
Inside, JBrennon constructed rated and sound-attenuating partitions, gypsum board assemblies, acoustical ceilings, and the backing required for equipment, accessories, and casework. The finish package included carpet tile, porcelain tile, luxury vinyl tile, resilient base, painting, millwork, casework, and restroom accessories.
Complete plumbing work included underground and aboveground sanitary piping, domestic water, gas piping, floor drains, fixtures, cleanouts, and specialty training-area fixtures. Mechanical work included HVAC equipment, ductwork, ventilation, controls, condensate management, and testing and balancing. Electrical construction included service and distribution equipment, interior and exterior lighting, receptacles, equipment power, grounding, and functional testing.
Final site improvements included asphalt paving, parking lot striping, accessibility signage, final grading, landscaping, sod, and irrigation.
The Outcome
JBrennon delivered a complete pre-engineered metal building training center equipped for both classroom education and hands-on instruction. Local 150 received three classrooms, an open shop and training bay, finished support spaces, complete building systems, and fully developed exterior grounds.
