Georgia Campus Parking Deck Structural Repair at an Active Facility
Updated: Sep 4

Location: Atlanta, Georgia
Industry: Commercial & Corporate Facilities
Service: Infrastructure & Utility Modernization
The Situation
This Georgia parking deck structural repair addressed deterioration throughout a multilevel, post-tensioned concrete parking structure serving an active facility. The repair program targeted approximately 2,015 linear feet of identified cracking, 181 square feet of concrete spalling, and 200 linear feet of deteriorated expansion and construction joints.
Additional conditions included microbial staining, deteriorated protective coatings, loose barrier cables, and localized distress at a structural beam and corbel. The parking structure supported daily facility operations and needed to remain functional throughout construction, requiring repairs to advance through controlled work zones without unnecessarily restricting vehicle and pedestrian circulation.
The Challenge
Structural rehabilitation in an operational parking deck involves interconnected repair conditions. Cracks and failed joints create pathways for water intrusion. Spalled concrete can expose reinforcing steel to continued corrosion. Coating deterioration leaves railings, fencing, and bollards vulnerable to weathering. The distressed beam and bearing area required a more involved structural solution incorporating access preparation, temporary support, steel reinforcement, welding, and restoration of the surrounding surfaces.
The location of the repairs added complexity. Work occurred across slabs, walls, beams, columns, stairwell connections, and overhead areas. Each repair location had to be field-verified, safely accessed, prepared, and protected while adjacent portions of the deck remained available.
Expansion-joint and sealant work also depended on suitable environmental conditions. Rain, cold temperatures, and wet masonry affected when moisture-sensitive products could be installed. Rather than allowing those conditions to stop progress throughout the project, JBrennon shifted crews among concrete repair, structural reinforcement, cleaning, coating, and joint-replacement activities as conditions permitted.
How We Worked
JBrennon divided the parking structure into phased work zones and coordinated access around active traffic patterns. Repair locations were field-marked and verified before demolition or surface preparation began.
Crews chased and cleaned cracks in deck surfaces and vertical structural components, prepared the joint faces, and installed elastomeric sealants to help limit future water intrusion. The repair program addressed cracking in slabs, walls, beams, columns, and other directed locations throughout the structure.
Concrete spall repairs began with the removal of loose and deteriorated material. Exposed reinforcing steel was cleaned and treated with corrosion-protection materials before low-shrinkage cementitious repair products were installed. The repairs included slab, vertical, beam, and overhead conditions, as well as areas adjacent to barrier cables and structural transitions.
At the distressed beam and corbel, JBrennon coordinated masonry removal, scaffolded access, bearing-area preparation, placement of structural steel reinforcement, controlled pressure application, and welding. Once the structural work was complete, the surrounding brick and concrete surfaces were restored.
Deteriorated expansion and construction joints were removed and cleaned. Crews prepared the joint faces around existing embedded steel and other obstructions before installing flexible expansion-joint systems and sealing the perimeter edges. These repairs restored movement capability at critical transitions while improving resistance to water infiltration.
JBrennon also pressure-washed deck and stairwell surfaces and removed microbial staining from exterior concrete. Stairwell handrails, fencing, and steel bollards were cleaned, prepared, primed, and recoated with corrosion-resistant finishes. Loose barrier cables were tightened or replaced where required, and disturbed masonry, concrete, markings, and coatings were restored as work progressed.
The Outcome
JBrennon completed a coordinated structural and waterproofing rehabilitation program while maintaining the parking structure’s operational role. The finished work corrected localized structural distress, repaired deteriorated concrete, renewed failed joints, improved water resistance, restored protective coatings, and extended the service life of critical parking-deck components.
