The Situation


North American Dental Group needed an Atlanta dental office build-out that could deliver two distinct practices—an orthodontic suite and a general-practice suite—on the same upper floor of an active mixed-use building.


The suites required different clinical layouts but shared the same construction environment, building access, structural slab, above-ceiling space, inspection sequence, and equipment-delivery schedule. Completing them as one coordinated project allowed common infrastructure and specialty trades to advance together while preserving the individual requirements of each practice.


Construction had to be performed while neighboring tenants and common areas remained active. Deliveries, debris removal, cutting and coring, above-ceiling work, and equipment installation all had to be controlled within the access and operating requirements of the occupied property.



The Challenge


These were not two identical tenant spaces. The orthodontic suite required open treatment bays, specialty headwall conditions, ceiling-mounted technology, and a coordinated cloud-ceiling feature. The general-practice suite required enclosed treatment rooms, consultation spaces, sterilization functions, and dedicated infrastructure for dental imaging equipment.

Both suites required extensive coordination among plumbing, medical gas, electrical, HVAC, fire protection, framing, drywall, ceilings, millwork, finishes, and dental-equipment vendors. Concrete coring, cutting, and trenching had to establish below-floor pathways for dental utilities without interfering with the occupied spaces below.


Radiographic areas required lead-lined wall assemblies and manufacturer-specific electrical connections. Equipment rooms needed acoustic treatment to control noise from clinical equipment. Locations for treatment chairs, televisions, imaging systems, cabinetry, accessories, and electrical devices continued to be field-verified as vendor requirements and final clinical layouts were confirmed.


Upper-floor logistics added another constraint. Materials had to be scheduled, staged, and moved through the active building without obstructing common areas. Work zones remained controlled, and continuous housekeeping and debris removal protected adjacent occupied spaces.



How We Worked


JBrennon coordinated both suites through a shared construction sequence, beginning with selective demolition, layout, slab coring, cutting, and trenching. Underground utilities were established for treatment rooms, orthodontic bays, sterilization areas, restrooms, equipment rooms, and support spaces before the slabs were restored and interior framing advanced.


New metal-stud partitions, soffits, fur-downs, and ceiling features were constructed throughout the two suites. Blocking and reinforcement were installed for dental cabinetry, wall-mounted equipment, accessories, televisions, monitors, signage, and specialty fixtures. Where final equipment or millwork locations differed from earlier layouts, JBrennon reframed headwalls and ceiling areas, relocated devices, and restored the surrounding finishes.


The orthodontic suite received open treatment bays with a framed and finished cloud-ceiling assembly. Lighting, HVAC distribution, fire-protection components, and ceiling-mounted technology were coordinated within and around the cloud. Dedicated receptacles and data provisions were installed for televisions and monitors positioned at treatment chairs.


The general-practice suite included enclosed treatment rooms, consultation areas, radiographic spaces, sterilization functions, and support rooms. Electrical work included manufacturer-required 120-volt dedicated circuits in addition to 220-volt feeds for pan and X-ray equipment. JBrennon also coordinated electrical modifications at the autoclave and sterilization area, additional receptacles, GFCI protection, and emergency and exit-lighting requirements.


Lead-lined drywall was installed at radiographic locations. The medical-gas system was installed and tested to the approved plans and applicable installer standards. JBrennon coordinated the vacuum, compressor, dental air, water, waste, and medical-gas requirements with the plumbing and equipment teams so utilities terminated where needed for clinical equipment.


Equipment-room sound control included acoustic attenuation panels, transfer and door grilles, jamb seals, and perimeter sealants. Architectural finishes included base, chair rail, laminate wall protection, reinforced corners, new doors and hardware, pocket-door assemblies, painting, ceilings, and flooring. Pocket-door conditions were reframed where field clearances required correction for proper operation and accessibility.


Suite-specific lighting included integrated cloud lighting in the orthodontic area and wall-mounted sconces in the general-practice suite. Decorative pendant lighting, switching, equipment power, fire-alarm connections, signage circuits, and low-voltage provisions were coordinated with the finished ceilings and millwork.


The exterior scope included new awnings, roof patching, and pipe flashing at penetrations to maintain weather integrity. During the final phase, JBrennon coordinated phased owner access, furniture placement, dental-equipment installation, calibration activities, final detailing, and cleaning across both suites.



The Outcome


JBrennon delivered two complete dental environments through one coordinated construction operation. The finished project provided an orthodontic suite and a general-practice suite with their own clinical layouts, specialty finishes, imaging infrastructure, equipment utilities, lighting, and patient-support spaces.
